UTSA and the 78249 Corridor: Living Between I-10 and 1604 on the Northwest Side
The 78249 ZIP wraps UTSA, La Cantera, and the Rim into one of San Antonio's densest rental submarkets. Here is what you are actually getting, which NISD schools apply, and what the 1604 expansion is doing to your commute.

The 78249 ZIP code is the strip of northwest San Antonio bounded roughly by I-10 on the west, Loop 1604 on the north, Huebner on the east, and UTSA Boulevard cutting through the middle. It contains the University of Texas at San Antonio main campus, La Cantera, the Rim, and a wall of 1990s–2010s apartment complexes purpose-built for students, USAA employees, and Valero commuters. If you are looking at rentals here, you are not choosing a neighborhood so much as choosing a commute pattern.
RentInSA's active listings show San Antonio's citywide median asking rent at $1,725/mo as of September 2026, but 78249 skews higher on a per-square-foot basis because the housing stock is newer and denser than the inside-410 median. Expect to pay closer to the 2BR citywide median of $1,300/mo for older student-oriented product and well north of that for anything built after 2015 near La Cantera Parkway.
What 78249 actually contains
The ZIP is not a neighborhood in the traditional sense. It is a collection of subdivisions and apartment clusters strung along three arterials:
- UTSA Boulevard / Babcock Road — the student core. Everything from The Estate on Rim to older garden-style complexes off Babcock feeds directly into UTSA's 1604 campus.
- La Cantera Parkway / IH-10 frontage — luxury mid-rise and townhome product, walkable to the Shops at La Cantera and the Rim.
- Hausman Road / Prue Road — 1990s single-family subdivisions like Oak Hills Terrace, The Woods of Shavano (technically 78230 for parts of it), and Braun's Farm. These are the family-rental pockets inside 78249.
The 78249 boundary does not match any independent city, HOA, or school attendance zone. Do not assume a listing labeled "UTSA area" is walking distance to campus — UTSA Boulevard alone runs more than three miles from I-10 to the main campus entrance.
NISD schools, and the Clark vs. O'Connor split
78249 is entirely inside Northside ISD — the largest district in San Antonio, not to be confused with North East ISD (NEISD) which serves Stone Oak and Alamo Heights-adjacent areas. This is the single most common mix-up local renters make.
Within NISD, 78249 splits primarily between two high school attendance zones:
- Tom C. Clark High School — serves most of the eastern and southern portions of 78249, including the Oak Hills Terrace and Babcock corridor subdivisions. Historically one of NISD's higher-performing comprehensive high schools.
- O'Connor High School — serves the western edge near Hausman and portions west of La Cantera Parkway.
- Brandeis High School — picks up some pockets on the far northwest, closer to 1604 and Braun.
Because NISD periodically rezones as new schools open (Harlan HS opened in 2018 and pulled attendance from O'Connor and Brandeis), never rely on a rental listing's stated school. Look up the exact street address on NISD's school locator before you sign.
Renting near UTSA vs. renting in 78249 as a professional
These are two different markets sharing one ZIP.
The student market
Student-oriented complexes lease by the bedroom on August-to-August cycles that track the academic calendar. You sign for a specific bedroom in a 3BR or 4BR unit, share common areas with assigned roommates, and pay a flat rate that usually includes internet and sometimes electric. If you want a 12-month lease on an entire unit with a roommate you chose, you have to specifically look outside the by-the-bed product.
UTSA does not require students to live on campus after freshman year, so the off-campus market is deep. It is also seasonal — the best pricing shows up in October–December for a January move-in, when leases turn over mid-cycle.
The professional market
USAA's headquarters sits at Fredericksburg Road and I-10, a straight shot down I-10 or Loop 1604 from 78249. Valero's campus is south on I-10 near Concord Plaza. Both anchor the professional rental demand here. Product marketed to this segment is typically:
- Newer (2015+) mid-rise off La Cantera Parkway or the Rim
- 1BR and 2BR floor plans, not 4BR
- 12-month leases with standard TAA lease forms and normal credit/income screening
If you are a professional and end up touring a by-the-bed student complex by accident, the rent per bedroom will look great until you read the lease and realize you cannot lock the unit.
La Cantera, the Rim, and what daily life looks like
The Shops at La Cantera is a full outdoor mall — Nordstrom, Apple, Neiman Marcus — sitting on the north side of I-10 at La Cantera Parkway. The Rim, directly across I-10, is a big-box power center with Bass Pro, JCPenney, and a Santikos theater. Six Flags Fiesta Texas is one exit west. This is the retail center of gravity for the entire northwest quadrant of San Antonio, which is a double-edged sword: you have everything within a 10-minute drive, and everyone from Boerne to Bandera drives through your neighborhood to reach it on Saturday afternoon.
Grocery is well-covered: H-E-B at De Zavala/I-10, H-E-B Plus at 1604/Bandera, and a Trader Joe's at the Rim. CPS Energy is your electric utility; SAWS handles water and sewer — do not sign up for the wrong one when you turn on service.
The 1604 expansion and your commute
TxDOT's Loop 1604 North Expansion project is converting 1604 from a 4-lane highway to a 10-lane freeway from SH-16 (Bandera) through US-281, with construction ongoing in phases through the late 2020s. If your commute involves 1604 between Bandera and 281, expect closures, shifted lanes, and unpredictable travel times for the foreseeable future. Adding 15–25 minutes to a rush-hour trip is normal during active phases.
I-10 west is the alternate route to USAA, downtown, and the medical center (78229 is one exit south on Fredericksburg). If you work at the South Texas Medical Center or UTHSCSA, 78249 puts you 10–15 minutes away outside rush hour, closer to 25 minutes during it.
What most people get wrong
- Confusing NISD and NEISD. 78249 is Northside ISD. Stone Oak (78258) is North East ISD. They are different districts with different calendars, different bond programs, and different high schools. A listing that says "great schools" without naming the district is telling you nothing.
- Assuming "UTSA area" means walking distance. UTSA's main campus is over three miles from I-10 along UTSA Boulevard. "UTSA area" on a listing can mean anywhere from a five-minute walk to a fifteen-minute drive.
- Signing a by-the-bed lease without reading the roommate matching clause. If you are not a student, this is almost never what you want. If you are a student, understand that your rent obligation is individual — your roommate defaulting does not increase your rent, but it also does not get you out of yours.
- Ignoring 1604 construction timing. Tour at rush hour before you sign, not at 2pm on a Saturday. A 12-minute midday drive to USAA can be a 35-minute drive at 5:15pm during an active lane closure.
- Assuming the Rim and La Cantera are one place. They are on opposite sides of I-10. Getting between them requires either the La Cantera Parkway overpass or a full freeway exit-and-re-enter.
- Treating all of 78249 as equally new. The stock ranges from 1985 apartments off Babcock to 2022 mid-rise off La Cantera. Age of construction drives insulation, plumbing, and utility bills more than the ZIP does.

RentInSA's active listings for San Antonio show 3,443 available rentals citywide as of September 2026 with a median of $1,695/mo. Within 78249 specifically, expect 1BR pricing to run at or slightly above the citywide 1BR median of $925/mo for older product and significantly higher for anything near La Cantera. 2BR units in newer construction commonly clear $1,500/mo. Single-family rentals in the Oak Hills Terrace and Braun's Farm pockets track closer to the 3BR citywide median of $1,700/mo, sometimes higher for updated homes zoned to Clark.
